A homeowner in Naperville reached out to us because she had a gut feeling that her roof was at the end of its lifespan, and she was right. Upon inspection I found multiple water incursion points from cracked shingles, shingles that flew off, areas of shingles that dried out and became holes.
In the photo of the chimney you can see quite a bit of “sparkles” on the roof. This is caused by granular loss and the fiberglass mat is now poking thru and reflecting some of the sun’s light.
This is one indicator of an expired roof because without the granules to protect the asphalt, the sun will dry out the asphalt, cracks will start and it can become a water incursion point on your roof. And you can see from the photo how many potential areas of concern there are. If you look to the right in the picture you can also see some shingles that have lost their adhesion and are starting to lift. Thankfully we were able to work quickly with the owners and came up with a plan, and scheduled them to have their roof replaced as soon as possible. This way they will not have to worry about any possible roof repairs due to damage from their old roof!
